Where to Stay in Kyoto: Best Areas, Prices and Ryokan (2026)
Downtown for a first visit, Kyoto Station for day trips. 15 checked hotels and a ryokan, with real prices: peak-season nights cost three times January.
The Quick Answer
For most first-time visitors, stay downtown, in the grid between Karasuma, Kawaramachi, Sanjo and Shijo. It's the one part of Kyoto that stays busy after dark, Gion is a 10-minute walk across the Shijo bridge, and the city's two subway lines cross at Karasuma Oike. Kyoto Station is the practical alternative: its APA hotels were among the cheapest rooms in our price check, and Nara (47 minutes) and Osaka (28 minutes) are straight shots on JR. And plan one ryokan night somewhere in the trip; in Kyoto, the room is the experience.
When you go matters more in Kyoto than in Tokyo. We priced the same hotels on their own booking sites for a January weeknight, November 25 (autumn leaves) and cherry blossom week. Peak nights cost about three times January at every level, from a hostel double (¥7,900 to ¥32,700) to the Ritz-Carlton (¥154,600 to ¥404,600). Tokyo's business hotels, checked the same way, rose 15 to 40 percent in late November.
Booking for late November? Kyoto's 2026 leaves are forecast for the last week of November into early December; follow our foliage forecast tracker. On September 29, two months out, Mitsui Garden Hotel Kyoto Shinmachi Bettei had no rooms left for November 25, MIMARU Kyoto Station's standard apartments were gone, and the Westin Miyako's cheapest room type had sold out. Book a refundable rate now and adjust later.

Kyoto Hotel Prices by Area and Season
Every price here is the cheapest plan for two adults in one room, tax included, on the hotel's own booking site, checked on September 29, 2026. To compare areas fairly, the table uses two chains: APA, with five hotels around Kyoto Station and one in Gion, and Mitsui Garden, with hotels at the station and downtown.

What jumps out:
- Peak nights cost two and a half to nearly five times January at every hotel we checked, business hotels and luxury alike; three times is typical. In Tokyo the same method found cherry blossom week at 1.6 to 2 times January.
- January Kyoto is a bargain; spring Kyoto is not. On January 20, APA's station hotels charged less than half what the chain asked in Shinjuku that night (¥17,600 to ¥21,800). On March 31 they cost about the same as Shinjuku (¥25,000 to ¥31,600 against ¥28,800 to ¥37,000). Our Tokyo guide has the full Tokyo check.
- Downtown is barely dearer than the station, like for like. Mitsui Garden charged ¥13,200 at Kyoto Station and ¥11,120 at its Shijo hotel on the January night. The station's real edge is APA's cheap, very small rooms.
Two things to budget for: Kyoto's accommodation tax (below), and the fact that the cheapest plans are usually non-refundable or advance-purchase (Mitsui Garden's is for bookings 30 days out, The Thousand's 60). Prices move daily, so treat these as a snapshot; the hotel links below show live rates.
How to Choose (Three Questions)
1. How many temple mornings do you want? Kyoto's famous sights are at their best early: Fushimi Inari at dawn, the Arashiyama bamboo grove before 8, Kiyomizu-dera at opening. If early starts are the plan, sleeping downtown or in Higashiyama buys you an extra hour in bed over a far-flung "deal."
2. Is Kyoto your base for Kansai? Nara (47 minutes, ¥720 on the JR Nara line) and Osaka (28 minutes, ¥580) both leave from Kyoto Station. If your trip is heavy on day trips or you arrive by Shinkansen with a JR Pass, the station area saves you a ride every morning. Our 5-day Kansai itinerary is built exactly this way.
3. What do you want at 9 PM? Downtown gives you Pontocho's lantern-lit alley, the bars of Kiyamachi and the Kamo riverbanks. The lanes of Gion and Higashiyama are beautiful and hushed after dinner; that's their charm, but know you're choosing it. Kyoto has no Shinjuku.
Downtown Kyoto: Best Overall for First-Timers
The grid between Karasuma, Kawaramachi, Sanjo and Shijo is modern Kyoto's living room: Nishiki Market, department stores, hundreds of restaurants, and Pontocho along the river. Gion is a 10-minute walk east, and Kyoto Station is five minutes away by subway (¥220 to Karasuma Oike). It's the rare base that works for both temple mornings and izakaya evenings.
Stay here if: it's your first Kyoto trip, you want restaurants within a five-minute walk, or you're splitting days between the east and west sides.
- Budget: Piece Hostel Sanjo (dorm beds from ¥3,800 a person; a private double with its own shower was ¥7,920 for two in January and ¥32,670 on November 25): a hostel with a rooftop terrace and a shared kitchen, a block below Sanjo-dori and 8 minutes from Karasuma Oike Station.
- Midrange: Mitsui Garden Hotel Kyoto Shinmachi Bettei (¥14,200 in January, ¥54,500 in cherry blossom week, already full for November 25): built to look like a machiya townhouse, with dry-landscape gardens and a large public bath, on a quiet merchant street 7 minutes from Shijo Station.
- Luxury: The Ritz-Carlton, Kyoto (¥154,596 in January, ¥404,560 on November 25, city tax included): 134 rooms on the bank of the Kamo River, looking across to the Higashiyama hills.

Kyoto Station: Best for Day Trips and Value
Unlovely but unbeatable. JR, the Shinkansen, the Karasuma subway, Kintetsu trains to Nara, the Haruka airport express (about 75 minutes from Kansai Airport) and the main city bus terminal all meet here. If your Kyoto stay doubles as a Kansai base, nothing else makes as much sense. The area is quiet at night beyond the station malls; treat that as a trade, not a flaw.
Stay here if: you hold a JR Pass, you're day-tripping to Nara or Osaka, or you want a cheap room. APA's five station hotels ran ¥6,500 to ¥8,500 for two on the January night, though their standard doubles are tiny (10 m² with a 140 cm bed at APA Kyoto Ekimae).
- Midrange: Mitsui Garden Hotel Kyoto Station (¥13,200 in January, ¥49,100 on November 25): modern rooms 3 minutes east of the Central exit.
- Big bath: ALA Hotel Kyoto (¥16,000 in January, ¥46,000 on November 25): 4 minutes from the Central exit, with 10th-floor public baths that have outdoor tubs and saunas. It isn't a natural hot spring, but after a day on temple steps you won't mind.
- Families: MIMARU Kyoto Station (¥47,817 for four adults in January, about ¥12,000 a head): 40 m² apartments with full kitchens that sleep four adults plus two small children, 2 minutes from the Hachijo exit. On November 25 only the train-view apartments and connecting rooms were left, from about ¥91,500.
- Luxury: The Thousand Kyoto (¥27,744 in January on its 60-day advance rate, from ¥82,730 on November 25): rooms designed around the calm of a tea house, 2 minutes east of the Central exit. Hotel Granvia Kyoto (¥19,210 in January, ¥56,400 on November 25) is directly connected to the station, so you skip even the walk.
Gion and Higashiyama: Best for Atmosphere and the Splurge
The preserved lanes between Yasaka Shrine, Kiyomizu-dera and the Philosopher's Path are the Kyoto of photographs, and staying inside them changes the trip: you get the stone streets at dusk after the day-trippers leave and Kiyomizu-dera at opening before they return. The location costs less than you might think. APA's Gion hotel ran ¥2,000 to ¥4,000 more than its station hotels in January, and about ¥6,000 to ¥10,000 more on November 25.
Stay here if: atmosphere outranks convenience, you're celebrating something, or you want hot-spring baths without leaving the city.
- Budget: APA Hotel Kyoto Gion EXCELLENT (¥10,400 in January, ¥32,800 on November 25): a business hotel beside Yasaka Shrine, 7 minutes from Gion-Shijo Station, with 18 m² king rooms that are roomy by APA standards. A renovation ran from January to March 2026.
- Near the museums: Hyatt Regency Kyoto: a polished base at the southern end of Higashiyama, 4 minutes' walk from Sanjusangendo and the Kyoto National Museum and about 7 from Keihan Shichijo Station.
- Hot-spring hillside: The Westin Miyako Kyoto (¥31,534 in January, ¥102,149 on November 25): on the Keage hillside near Nanzen-ji, 2 minutes from Keage Station, with a spa fed by a natural hot spring drilled on the grounds and a free shuttle from Kyoto Station's Hachijo exit. Its Kasui-en annex, designed by the architect Togo Murano, is the closest thing here to a ryokan night: hot-spring water piped into hinoki and koya-maki tubs in the rooms. The spa closes January 18 to 22, 2027 for maintenance.

Imperial Palace and Nijo Castle: Best for Repeat Visitors
The blocks around the Imperial Palace and west to Nijo Castle are where Kyoto lives its ordinary life: bakeries, sento, students on bicycles. Rooms are bigger for the money, Imadegawa Station is nine minutes from Kyoto Station on the Karasuma line, and Kinkaku-ji and Ryoan-ji are a bus ride northwest. The trade is that you'll ride buses more, and Kyoto's buses at peak season test everyone's patience.
Stay here if: it's a second visit, you value space and quiet, or the northwest temples top your list.
- Facing the castle: ANA Crowne Plaza Kyoto: full-service comfort across the road from Nijo Castle's moat. One catch: its pool and sauna closed in March 2026 for a rebuild due to finish in fiscal 2027, and the hotel says part of that work will close the whole building for a period it hasn't dated yet. Check its news page before booking far ahead.
- Space: Kyoto Brighton Hotel: a quiet hotel in a residential street 5 minutes' walk from the Imperial Palace, with rooms of 36 to 44 m², about four times an APA double. East-view rooms on the 5th and 6th floors look out to the Daimonji character on the Higashiyama hills, and a shuttle bus runs to Karasuma Oike Station.

Arashiyama: Best for One Special Night
Most people do Arashiyama as a half-day and fight the crowds for it. Stay the night and you get the version they never see: the bamboo grove at 7 AM to yourself, the Togetsukyo Bridge at dusk, dinner overlooking the river. It's 11 to 20 minutes by JR from Kyoto Station (¥240), which makes it wrong as a whole-trip base but perfect for a one-night indulgence, ideally the same night you splurge.
Stay here if: you're building the trip around one unforgettable night, or autumn foliage is the point; our autumn itinerary shows how the area peaks.
- Upscale: Suiran, a Luxury Collection Hotel (¥92,535 in January, ¥237,947 on November 25): 39 rooms on the Hozu River, 17 of them with their own hot-spring bath, and dinner in a villa built in 1899.
- Once-in-a-trip: HOSHINOYA Kyoto: 25 rooms upriver in the gorge, reached by the hotel's own boat from a lounge 6 minutes' walk from Hankyu Arashiyama Station. The arrival alone justifies the story you'll tell. Boats run from 2:30 to 5:45 PM, and a car takes over when weather or the river stops the boats.

The Ryokan Question
Should you spend one Kyoto night in a ryokan? Yes, if the budget allows, and in Kyoto rather than anywhere else. A proper ryokan night means tatami rooms, a kaiseki dinner that is the day's main event, futons laid out while you eat, and a slow breakfast. Ryokan price per person or per room with both meals included, so compare them with a hotel room plus two restaurant meals, not with the room alone.
The benchmark is Hiiragiya, founded in 1818 and an inn since 1861, a registered cultural property on Fuyacho, 5 minutes from Kyoto Shiyakusho-mae Station. Its cheapest room with Kyo-kaiseki dinner and breakfast was ¥160,600 for two on Wednesday, January 13, 2027 (its calendar hadn't opened for the 20th yet), and ¥272,800 on November 25. Book it on its own site; it isn't on Booking.com. There is no onsen, just baths in the rooms and two family baths you can reserve.
If a full ryokan is too much, three places on this page get you most of the way: the Westin's Kasui-en annex, Suiran's hot-spring rooms, and HOSHINOYA. One night is the sweet spot for any of them.
Kyoto's Accommodation Tax (Since March 2026)
Kyoto City raised its hotel tax on March 1, 2026. It's charged per person, per night, on the room-only rate (meals and consumption tax don't count):
- Under ¥6,000: ¥200
- ¥6,000–19,999: ¥400
- ¥20,000–49,999: ¥1,000
- ¥50,000–99,999: ¥4,000
- ¥100,000 and up: ¥10,000
For a couple in a ¥24,000 business-hotel double in November, that's ¥400 each, a rounding error. At luxury rates it isn't: a room-only rate of ¥100,000 a person adds ¥10,000 each, every night. The hotel collects it, either built into the price (the Ritz-Carlton's rates include it) or added at check-out (Hiiragiya's way), so read the booking terms.
Getting Around from Your Base
- City buses cost ¥230 a ride in the central zone. The only day pass the city's official guide lists is the Subway & Bus 1-Day Pass at ¥1,100, which pays for itself on the fifth bus ride.
- From Kyoto Station, take the Sightseeing Limited Express (EX100 and EX101, ¥500 or free with the 1-day pass): Gojozaka for Kiyomizu-dera in 10 minutes, Gion in 17, Ginkaku-ji in 30.
- Use the subway and trains where you can. Kyoto Station to Karasuma Oike is 5 minutes by subway; to Saga-Arashiyama, 11 to 20 minutes by JR.
Mistakes to Avoid
- Booking Kyoto last. Two months before the foliage peak, three hotels on this page had already sold out whole room types, or the whole hotel. Book Kyoto first and build the rest of the trip around it.
- Giving up when Kyoto is full. Otsu, one prefecture over, is 10 minutes and ¥200 from Kyoto Station on JR, a shorter ride than the bus to Gion. Osaka is 28 minutes and ¥580, with better evenings. The rule: stay on the JR line through Kyoto Station, not somewhere that adds a bus.
- Expecting nightlife in Higashiyama. The lanes around Kiyomizu-dera are made for mornings. For a late drink you'll be walking back to Pontocho or Kiyamachi, so sleep there for the mornings, not the nights.
- Booking a ryokan for the whole stay. Kaiseki two nights running defeats most appetites, and meal times run your day: Hiiragiya's dinner plans need you checked in by 7 PM. One or two nights is plenty.

Smaller ryokan cost less; always check whether the price is per person or per room and whether dinner is included. Most visitors book one ryokan night and spend the rest of the trip in hotels.
